Welland Quarter is Swift House and Soar House, on the River Welland a few minutes from the town centre. The blocks are run by the people who live in them, through a management company the leaseholders own.
The development
Run by neighbours, not landlords.
The two blocks went up on a former industrial plot beside the river, with the first leases granted in December 2009. Owner-occupiers, families and tenants live side by side across the 69 apartments.
Swift House and Soar House share their grounds, bin and cycle stores, parking, the basement plant and the services that keep the lights on — so they are budgeted and maintained as one development rather than two.
Welland Quarter Management Company Ltd is owned by the leaseholders. Its directors are neighbours who do the job unpaid: they appoint the managing agent, set the service charge budget and hold the compliance programme to its dates. Letters Block Management handles the day-to-day work under an agreement the board reviews every year.
Two things make that work: people telling the board what they see, and people reporting faults the moment they appear. Both have a route on this site.
Compliance first
Fire risk assessments, electrical installation condition reports, lightning protection, water hygiene, lifts and emergency lighting all run to a dated compliance calendar rather than being picked up as they fall due.

Planned, not reactive
Works are scheduled against a planned maintenance programme and published on the notice board before they start, so residents know what is happening and when.
